Every seasoned buyer verifies first. A search shows who really owns the parcel and what is registered against it - and if you register within 3 months, the same search counts toward your registration. The result reflects the site plan you present.
You are paying up front for work done at a government office by people you have never met. So here is our side of it: if we cannot complete your search, or our surveyor cannot produce your plan, we refund what you paid in full. Not a credit, not a partial - the full amount back.
A result you did not want is still a result - that is the search doing its job.
The refund covers us failing to deliver, not records you disagree with.
Refunds go back the way you paid, to the same card or mobile money wallet.

A soft copy (PDF) of the official Lands Commission search result for the parcel described in your site plan. It appears in your MotherLand dashboard and we email you the moment it is ready - there is no office pickup.
An express search takes up to 2 weeks. A surveyor site plan runs on a scheduled site visit, so we agree the date with you once you order.
Yes - the search is run against the parcel in your site plan, so a PDF or a clear photo of one is required. If you do not have a site plan at all, order the licensed surveyor first and we will produce one.
Title registration requires the barcoded plan (GH₵4,200). The standard plan (GH₵1,950) is fine for everyday use but will not be accepted for registration, so if registering is anywhere in your plans, take the barcoded one.
Three months. Register within that window and the same search counts toward your registration at no extra cost. After it lapses the parcel has to be searched again, which we price at our representative's cost with no platform fee on top.
Yes. Checkout runs through Paystack, which takes mobile money and cards. You pay once, at the price shown - there are no counter fees or facilitation payments on top.
Then it has done its job, and it has done it before your money went to a seller rather than after. We walk you through what the records show and what your options are. Our refund covers us failing to deliver a result, not a result you were hoping would read differently.
